Questions & Answers
Plain answers to common questions about LOTN Voice and the amendment process.
About LOTN Voice
What is LOTN Voice?
LOTN Voice is an independent platform created by Lakes of the North property owners. We're not affiliated with the Lakes of the North Association or its board of directors. We exist to keep property owners informed, connected, and organized around proposed Restrictive Covenant updates.
Who runs LOTN Voice?
LOTN Voice is operated by a coalition of Lakes of the North lot owners who believe our community's governing documents need to be updated. We are independent of the Lakes of the North Association and its Board of Directors.
Is LOTN Voice affiliated with the Lakes of the North Association?
No. LOTN Voice is entirely independent. We are not affiliated with, sponsored by, or endorsed by the Association or its Board.
Why was LOTN Voice created?
Our Restrictive Covenants were written in 1972. Many of the rules either no longer reflect how our community actually lives, or are silent on issues (like short-term rentals) that have become significant sources of conflict. We believe clear, modern, fairly-enforced rules protect everyone's property values.
How do I know this site is legitimate?
LOTN Voice is operated by actual Lakes of the North property owners who have real lots here. We have no financial interest in the outcome — only a desire to protect property values and update rules that haven't kept up with the times.
About Registering
Who can register?
Any owner of a lot or home within the Lakes of the North community. This includes vacant lot owners — your vote matters just as much as homeowners, and you make up the majority of lot owners in LOTN.
Is my information private?
Yes. Your information is never shared with the Lakes of the North Association, its Board, or any third party. We collect your mailing address solely for the purpose of 90-day amendment notices as required by Michigan law.
What happens after I register?
You'll receive updates about the amendment process, including meeting announcements and vote timelines. When a formal amendment process begins in your subdivision, we'll use your mailing address to send the required legal notice.
I own lots in multiple subdivisions — can I register all of them?
Yes. Each lot you own in LOTN can be registered. Each lot counts as one vote in its own subdivision.
About the Amendments
Do these amendments replace our entire Restrictive Covenants?
No. These are targeted amendments to specific sections only. All other provisions of the Restrictive Covenants remain fully in effect and unchanged. For example, if an amendment updates the exterior materials rule in Article VII Section 1, every other part of Article VII and the entire rest of the document continues to govern exactly as written. Nothing is being deleted wholesale — only specific clauses are being updated or added.
Are these amendments final?
No. The amendments published on this site are proposed for community discussion and feedback. Nothing is final until a formal vote is held in each subdivision.
How does the amendment process actually work?
Each subdivision votes independently. An amendment passes when two-thirds (2/3) of all lot owners in that subdivision agree in writing. Before any vote, all lot owners must receive written notice at least 90 days in advance.
Is this about banning short-term rentals?
Definitely not. The proposed STR rules are designed to allow short-term rentals while establishing reasonable community standards — quiet hours, parking rules, permits, and limits on how many STRs can be concentrated in one area. Think of it as a framework, not a ban.
What if I disagree with a proposed amendment?
Register and vote Oppose. Your voice matters either way. These are proposals — the community decides.
Can I suggest changes to the proposed amendments?
Yes. After registering, you can submit feedback. We will incorporate community input as the amendment language is refined before any formal vote.
About the Process
What does LOTN Voice do with my vote?
Your Support/Oppose/Neutral response helps us understand community sentiment before initiating a formal amendment process. It is not a binding vote — formal votes happen through the official amendment process with certified mailings.
How long will this take?
The amendment process takes time. Organizing community support, engaging legal review, sending 90-day notices, and conducting subdivision votes is a multi-month effort. We're building the foundation now.
When will votes happen?
The timeline depends on each subdivision organizing itself to gather signatures and hold proper legal votes. Register for updates and we'll keep you informed as things develop.
